Description: We are looking to help companies get funding for commercial non-owner occupied properties nationwide. We have access to the only nationwide asset based hard money loan program where income or credit is not looked at. These loans are for hard money investment projects or cash out on free and clear properties. Our partners do not fund owner occupied except in California and Arizona. Our partners will lend as low as $40,000 BUT the contract price must be $50,000 or greater and the property must have an AS IS VALUE of $70,000 or greater. They do NOT lend on properties worth less than $70,000 AS IS and they do NOT fund purchases below $50,000. This does not include any repair cost. The terms are 6-12 Months, if this is a 5 unit plus or a mixed use property they have longer term loans up to 60 months) The interest rates are 12.5 to 16%. Loan to Value is typically 80% of purchase price or 60% of as-is Broker Price Opinion value (whichever is less) for purchases, and 50% to 60% of as-is BPO value for refinances. Acceptable property types are: 1-4 unit, 5+ unit and mixed use properties. Hard Money Lending Area: Our partners are currently funding hard money loans in AK, AL, AR, AZ, CA, CO, CT, DC, DE, FL, GA, IA, ID, IL, IN, KS, KY, LA, MA, MD, ME, MN, MO, MS, MT, NC, NE, NH, NJ, MN, NM, NY, OH, OK, OR, PA, RI, SC, TN, TX, VA, WA, WI, WV and WY.
