Description: Following the last great recession and the many challenging situations caused by it, Capital Group decided to reposition itself in the market place and create an innovative model to replace the traditional development and construction models use in the industry for the past generations to mitigate the negative effects of the economic downturn cycles and even enable us to thrive while others with a more traditional approach might not be as fortunate to enjoy the opportunities of a well thought out plan. Mario Caprini, its founder decided to rethink his approach to real estate development and focus on Private Public Partnerships (P3) projects which will focus on value and quality therefore targeting products for the workforce not to exceed 140% of median income which is in a constant state of crisis due to its substantial demand and scarce availability. This, in combination with, state of the art green real estate products will improve the quality of life of its inhabitants and answer an urgent need in the marketplace. From 2014 Capital Group has been developing both a corporate prototype using a P3 process for projects to create unique opportunities and designed prototypes using innovative proven green products to provide quality homes at affordable prices. We opted to capitalize the costs of developing both these types of prototypes and use the taxation system to minimize the tax implication therefore expensing these costs for now. The costs of developing the prototypes are totaled and amortized by model or product over # of units not to exceed 5 years. Example of Corporate P3 Prototype development • Research, analysis and review on unsolicited proposal laws for government project that went into law in Florida in July 2013 • Develop a P3 process strategy • Test of P3 process o Small, mid-size and large-scale projects • Research market segment to focus on or answer a need • Develop the process to create a competitive advantage over the completion and assure impressive results • Create a formula to generate equity, maximize profits and mitigate risk • Cost to develop this program $500,000 paid by Capital Group and TEAM Results: o Small Scale projects:  Obtained 4 free and clear lots from the City of Pompano Beach CRA  Obtained an additional 2 free and clear lots from the City of Pompano Beach CRA  Focused on workforce housing we presold all units and are poised to generate a $40,000 profit per home once stabilized o Midscale projects  Retained by city of Pompano Beach for negotiation of 173 unit apartment building with retail and office with millions in development fees potential and over $8MM in projected profits. o Large Scale projects:  selected amongst 3 proposers to negotiate a $75MM mix use project in West Palm Beach with $6MM in contributions from the City and millions in development fees potential and over $15MM in projected profits in phase 1 Example for product development: • Contract to develop Modernista 1 prototype: $200,000 paid by the city of Pompano Beach • Actual construction costs $240,000 • Net research and development R&D cost to Capital Group to develop new prototype with modern technology $40,000 o Amortization over 5 years or $2,500 per unit sold or 16 units • Results: o Structural Insulated Panel Association (SIPA) 2017 and 2018 Best Affordable Home in the USA o Recognition of Excellence by the City of Pompano Beach o Gold Coast Builders Association which is the Florida representation of the National Home Builders Association (NHBA) awarded us for:  2017 Best Energy Efficient Home 1,000 (URL removed) to 2,500 (URL removed)  2017 Best Innovative Green Design Materials & Resources o Completion of prototype study and modification to superior metal SIP panels for next generation product Clearly this approach provides tremendous opportunities in any markets limited only by the talent we can recruit, the investors who will share our vision and the lenders who want to capitalize on such opportunities. visit our website (URL removed) contact me (URL removed)
