I am a successful, Operations Manager with Citicorp and Lockheed Martin, retired and planning to put my considerable management and people skills, as well as my acquired construction skills to good use in my retirement from the Computer arena.
I am purchasing forclosures and other low priced housing and doing whatever remodeling is required to make them not extravagant, but very nice and livable. I will then put them on the market at reasonable prices, which will insure enough profit to cover my limited overhead with just enough margin to maintain company growth, while insuring the ability to offer workers fair pay ($15 per hour starting for company workers) and benefites after a year of service. I have experience as a General Contractor in this area and will eliminate other Contractors margins by contracting with specialized workers myself. Example: My latest construction phase on a remodel required a brick half wall for the entire length of the house I am remodeling. As a control, I contacted a Masonry Contractor and he got the particulars from me, ofering me a cost of $1200 for the work. I thanked him and proceeded to contact some bricklayers who are seasoned professionals and offered $1.75 per brick ( area maximum per brick labor cost at laborer end) for 135 bricks, which is what the job will require. The labor expense to me will be $236.25 and since the bricks were donated, I beat the contractors price by $764.
I currently employ three (3) workers and myself. I pay my company workers $15 to start, and promise I am attempting to position so I can offer benefits after a year of service. I intend to have them bonded and offer these young people the opportunity to have useful employement with raises based on performance. They will learn skills which will be useful for the rest of their lives, in a cooperative, positive work environment. Additionally, I hope to succeed as I did in businees in instilling in my team the joy of accomplishment in a job well done, and a dedication to striving to meet their social responsibilities.
