During the 1st-3rd quarters of 2008 Lexington Equities has advised roughly 160M in private placements, hard money financing, distressed debt & asset transactions and various other off-market deals. We screen 35-40 deals on a daily basis and carefully siphon out only 3-4 deals daily to present to our private investors. We seek seasoned developers/principals of non-stabilized real estate assets that are in need of financing to complete entitlements, as well as refinancing of stabilized and semi-stabilized assets secured by real estate. Assets usually have substantial amount of equity (as-is) and is located in a non-rural region. Risk is further minimized via various strategies such as interest reserves, lender points, and interest rate risk adjustment (based on a wide range of criteria depending on each deal). Our investors prefer to be in a senior debt position in all transactions. We specialize in hard money syndication for private high net worth individuals & institutions. In addition we specialize in providing hard money financing for seasoned commercial real estate investors as well as commercial real estate developers. Lexington Equities and investors are interested in venture capital and private equity deals involving seasoned principals who are seeking capital injection for further expansion and growth- we can look at a broad spectrum of businesses / assets- cash-flowing deals are ideal.
